Know your book better than anyone.
Bring the portfolio you hold in whatever shape your spreadsheet is in. Viiyoo reads it, matches every home and measures the whole book against the market it lets in and the mandate it was bought for, then keeps watching it.
Your spreadsheet, as it is.
Any layout, several sheets, weekly or annual rents. Viiyoo drafts an import plan from a short brief and a person checks it before anything is applied. Layouts are saved, so the same export is never matched by hand twice.
- Personal data stays out. Columns such as tenants' names and phone numbers are recognised and never imported.
- Every row accounted for. Each address is matched to one home; rows that can't be say why and wait for a choice.
- Books of real size. Up to 20,000 homes in a portfolio. On our production server, 10,000 homes were assessed in about 80 minutes.
| Column | Read as |
|---|---|
| Prop Ref | reference |
| Weekly rent | rent, weekly → monthly |
| Use | letting tenure |
| Book value | current value |
| Tenant name | personal data, not imported |
Every rent, benchmarked.
Each home measured against market rent from comparable lettings, the Local Housing Allowance in force, or a percentage of either, under your organisation's own versioned methodology.

Upside and income at risk
Where passing rent sits below the market you could collect, and where it sits above what the market or LHA will bear.
An assurance pack
Every rule applied, every exception, and the evidence behind each rent, ready for a funder or a board.
History you can show
Every run is kept as it was, so you can show how the book has moved and why.
Measured against your mandate.
Choose a mandate and Viiyoo checks every home you hold against it, home by home and as a whole, so you know exactly where you stand before you deploy another pound.
- Every home against every rule. Geography, price band, bedrooms, dwelling type, Article 4, flood, tenure and yield floor: pass, breach, or unknown with the reason.
- Your limits, measured on value. Area, leasehold and single-home concentration, grant reliance and blended net yield, each with its headroom or how far over.
- Tenure mix against target. Each sleeve's share of value against the mandate's weights, and what is let outside them.
- Income you are not collecting. Where passing rent sits below the mandate's rent basis, after running costs.
- The gap, in plain words. Ordered by what is at stake, with the sleeve weights your next deployment needs to close it.

Ask what if before it happens.
Model a change across the whole book and see it home by home: a frozen LHA, a fall in rents, a move in prices, a rise in rates, higher costs or a new minimum EPC rating.
- Book-wide and home by home. The scenario's effect on the rent roll, yields and every rule, with the homes that move named.
- Same engine as today. Scenarios run the figures you already trust, with one thing changed at a time.
| Measure | Today | Scenario |
|---|---|---|
| Rent roll, a year | £11.9m | £11.4m |
| Homes above LHA | 148 | 212 |
| Blended net yield | 4.4% | 4.1% |
| Homes below the EPC minimum | 57 | 57 |
Your book, watched.
Once a portfolio is in Viiyoo, it keeps watch on every home: sales, new energy certificates, planning applications, changes of ownership, and rules a home starts to break.
- Told when it matters. Alerts in the app and by email, only when something changes.
- Into your systems. Every change can go to your own systems as a signed webhook.
