The acquisition screen: which of these fit?

A list of homes, a mandate and a committee date. Viiyoo screens every home and hands back the answer with its working.

  • What you give. A file, pasted rows, a portfolio, a saved search or an area; your mandate; a deadline; and who receives the packs.
  • What runs. Every home is matched to the official record, valued, given a market rent, underwritten and judged against each rule of your mandate.
  • One ranking figure. The one figure your mandate names, never a blended score. Ties go to the stronger evidence.
  • One set of words. Every home fits, fits on conditions, does not fit, or Viiyoo cannot tell.

Ready for committee, not a starting point.

  • Exclusions, explained. Grouped by the first rule each home broke, so the committee sees why a home is out.
  • Committee-ready packs. A shortlist pack in PDF (conclusion, shortlist, exclusions, gaps, overrides, evidence, sources and their dates), an Excel workbook, and CSV and JSON Lines for your systems.
  • Draft decisions, if you want them. One per shortlisted home, pinned to its evidence, for your team to complete and sign off.
  • Delivered by link, not attachment. The link needs a sign-in, your systems can be told by webhook, and every file keeps its fingerprint.
Every kind of work

Four kinds of work, one front door.

Every engagement starts the same way: say what you want and check what Viiyoo understood. Then a quote, the work in the open, your review, and release by a named person.

  • Acquisition screen. A list or an area against your mandate: the shortlist in order, exclusions by rule, the gaps and the packs.
  • Single-asset appraisal. One home against a mandate or stated assumptions: verdict, ledger, value, rent and underwriting, with an appraisal pack and a draft decision.
  • Portfolio rent review. The homes you hold against the market, the LHA and the rents paid locally, largest gap first. Where your methodology holds no rule for setting a rent, no change is proposed, and the review says so.
  • Deployment plan. A mandate's budget deployed across the live stock in its area: a committee pack, an evidence schedule, a map and a workbook.
  • Standing briefs. Any of these again on a schedule or when the mandate is revised. Each run is a new revision, delivered as what changed, and released by a person.

Confirm the quote.

Nothing runs, and nothing is held on your balance, until a person confirms what the engagement will do.

Override, with a reason.

Include or exclude a home against its verdict. Your name and reason are printed in the pack; the verdict and the figures are untouched.

Approve the words.

Drafted commentary is held until a person approves it, and every figure in it is checked against Viiyoo's results.

Release.

A member or admin of your organisation releases the packs. You can require that it is someone other than the person who started the engagement.

Released means fixed. After release, nothing in that revision changes. Closing gaps and re-running makes a new revision, with what changed shown in words.
The release dialog: the shortlist pack, the engagement report, the workbook and the rows are composed once more from the result as it stands, with its one override, frozen with their fingerprints and approved in your name. A link is emailed to the recipients; no file is attached and the link needs a sign-in. After this, nothing in the revision changes; a later change is a new revision.

  • Complete against the brief. Every home in it is shortlisted, excluded or listed as a gap.
  • Traceable. Every figure leads to a source record or a tested calculation.
  • Honest about gaps. What could not be established, and what would close it.
  • Free of invented numbers. No figure comes from a language model.
  • Released by a named person. Never sent on its own.

Viiyoo does not promise

  • Investment returns. A yield or a value is evidence for a decision, not a forecast.
  • Lender approval. Lenders apply their own criteria.
  • A purchase. A shortlisted home may sell to someone else, or fail on a survey.

What Viiyoo can promise is that you know exactly what the shortlist rests on.

Questions

What people ask first.

Does AI choose which homes make the shortlist?

No. A language model reads your brief into a form you check before anything is saved, and may draft commentary, which a person must approve. It never selects, ranks, scores or excludes a home: tested calculation code does that against your mandate's rules. How AI is used.

What happens to my data?

Your brief, files and results stay inside your organisation and never feed anyone else's results or Viiyoo's shared property record. Columns such as tenants' names and contact details are never brought in, and an uploaded file is deleted once read. Viiyoo runs in the UK, and you can export or delete your organisation's data. Security and trust.

Can my team override the result?

Yes. A member or admin can include or exclude a home against its verdict, with a required reason, printed in the pack with who made it and when. It changes the shortlist, never a verdict or a figure, and Viiyoo does not quietly learn from it.

What if Viiyoo cannot establish something?

It says so. A home whose verdict depends on a missing fact is marked cannot tell, and the gap names what would close it: a lease, a certificate, a stated value, a choice between two possible matches. Close the gaps and re-run as a new revision.

How is it priced?

Engagements come with your plan. Paid look-ups, such as official copies of the register, are shown with their cost before anything is spent. Send us a real brief.
