Tell Viiyoo how much you're deploying, where, into which tenures and against which limits. It screens the market, underwrites every candidate for its sleeve, allocates within your rules and hands you a plan your investment committee can test.
- A real mandate, not a filter. Equity, leverage, horizon, an income, growth or impact objective, and sleeves with their own tenure, rent basis and grant.
- Your limits enforced. Caps on area, single asset, leasehold and grant reliance; yield floors with and without grant; Article 4 and flood risk avoided. Every exclusion gives its reason.
- Stress-tested. Up to seven scenarios, from grant not awarded to rents down and costs up, and a first tranche with its worst-case cash.
- Honest about capacity. A feasibility frontier shows how much the market can absorb at each yield floor, and what relaxing each rule would buy you.
- Watched. Scheduled re-runs show which homes entered or left the plan and why, and bridge the change in yield.

Describe what you buy in plain English. Viiyoo proposes a buy box using only the numbers you gave it, and saves nothing until you confirm. Then a scout watches the market for you, on the schedule you choose.
- Every listing underwritten. Each new home is screened, benchmarked against local rents and sold prices, underwritten and ranked. Deals that look too good to be true go to the bottom.
- Only what changed. New matches, price cuts and rises, homes gone or under offer, and homes that no longer fit. From every six hours to weekly.
- A note on every match. A short, checked note says why a home matched and what to look at, and never tells you to buy.

Viiyoo finds nearby sales, matches floor areas from the EPC register, adjusts each for time with the UK House Price Index and removes outliers. The result is a central figure, a range and a confidence level, and it widens the range when the evidence disagrees.

Viiyoo asks official open sources about the exact location when you need it: flood risk and warnings, conservation areas, Article 4 directions, listed buildings, tree preservation orders, street-level crime and Census tenure. Each fact is dated and named, and a source that fails to answer is reported, not hidden.

Upload a lease, a survey or a management pack. Viiyoo pulls out the terms that matter (ground rent, term, service charge, restrictions) and shows the exact words from the page they came from. If the words aren't in the document, the term isn't claimed.
What a home should let for, and how sure we are.
Viiyoo picks comparable rentals under your organisation's own versioned methodology, applies the Local Housing Allowance rate in force on the day, runs several rent models and gives a 0–100 confidence score with its basis. The result is an evidence pack you can hand on.
Below the minimum sample, a market figure is withheld with the reason.

Import a portfolio from a spreadsheet, with saved column layouts. Viiyoo resolves and assesses every home against your methodology, keeps a ledger of each rule it applied, lists the exceptions and produces an assurance pack ready for a funder or board.

Lettings and sales by local authority, ward or postcode district, with maps and monthly trends, refreshed nightly. The scenario modeller takes a requirement, such as a number of homes at a rent ceiling, and shows where the market can supply it.

The asking price is 6% above the estimated value calc. The three closest sales of similar two-bedroom flats in the last year sold between £585,000 and £640,000 123. The flat sits inside a conservation area 5, which limits external changes.
